WHAT ARE YOUR RATES AND AVAILABILITY?

HOW DO I STORE MY ITEMS?

Use pallets to keep sensitive items off the concrete floor. Use plastic totes whenever possible. Never store fabric items or items susceptible to moisture damage in cardboard boxes.

Think carefully about how you store your furniture items. Use pallets. Never let fabric or leather touch the walls or floor of your unit and never store anything on top of or up against your furniture. Do not pack your unit too tightly. Avoid using covers or wrapping items in plastic, as wraps and covers can trap air moisture.

WHAT CAN’T I STORE?

The following items are strictly prohibited:
Food (unless an FDA-approved vendor with a commercial tenant exemption)
Hazardous materials
Stolen or illegal goods
Anything living or dead
Wet items
Tires
Unregistered or uninsured vehicles

HOW WIDE ARE YOUR DRIVE-AISLES?

Our standard self-storage drive-aisles are 30-35 ft wide.

Our Boat & RV entrance is 200 ft wide. Our drive-aisles range from 40-70 ft.

DO YOU SELL MOVING AND PACKING SUPPLIES?

No, we don’t.

DO I NEED TO BRING A LOCK?

A new bolt-cutter resistant disc lock is included with your rental, free of charge.

DO YOU HAVE RODENTS, BREAK-INS, FLOODING?

Rodent Control • Wells County Lock-Up puts Tomcat rodent killer in every self-storage unit. In 21 years of business, we have never had a mouse or rat problem.

Security • Wells County Lock-Up has resident on-site management, video surveillance, and a strong police presence. We’re also a cooperating partner with our local police K-9 training unit. All of our locations are located on IN-1 and highly visible from the road. Since opening in 2000, we have never had a break-in.

Flood Prevention • Wells County Lock-Up is located far from any flood plane and each self-storage building is placed on a highly elevated building pad. In all our years, we have never had a flooding problem.

WHEN IS RENT DUE?

Rent is due on the 1st day of each calendar month. Rent is charged month to month. We do not refund partially used months or permit weekly/daily rentals.

WHAT’S THE LATE FEE?

Per Indiana State Code, the late fee is $20.00. It’s charged on the 11th, but rent is due on the 1st.

DO YOU OFFER PAPER INVOICING OR BILLING?

We offer monthly text message rent reminders and free eStatements via email by request. We do not send out monthly paper invoices or statements.

HOW DOES THE RENT REMINDER TEXT SYSTEM WORK?

For those who prefer to pay with cash, check, or money order, we offer a system-generated rent reminder text message. It’s sent straight to your cell phone on the last day of each month. It will contain your unit number, current balance, and a reminder that rent is due the next day. This helps our tenants stay on track and avoid late fees.

HOW DO I MOVE OUT? - FOR SELF-STORAGE TENANTS

☑ Remove your lock. Do not return it. It’s yours to keep.

☑ Remove all property, items, and trash.

☑ Leave the unit in broom-clean condition.

☑ Put the door down.

Leave the unit just like this and we’ll consider you all moved out. Call to confirm.

Remember: DO NOT put your lock back on the unit and DO NOT leave unwanted items or trash behind, or rent charges and fees will continue.

IMPORTANT: If you intend to vacate your unit, you must complete the above checklist BEFORE the end of the month in order to avoid rent for the next month. Rent is charged month-to-month. We do not pro-rate or refund partial months.

HOW DO I MOVE OUT? - FOR BOAT & RV TENANTS

Boat & RV tenants must submit a written “intent-to-vacate” via our e-mail form. CLICK HERE.

CAN I LEAVE ITEMS BEHIND?

No. We will continue to charge rent until your space is empty and unlocked. Bills left unpaid are turned over to collections.

WHY AM I STILL BEING CHARGED FOR A SPACE I VACATED?

Generally, there are two reasons: there’s still a lock on the door OR there’s still property inside the unit. If you believe there is an error in your billing, please call our office.

DO I NEED INSURANCE?

Wells County Lock-Up does not insure the items in your storage unit and we strongly recommend that you purchase an insurance policy. If you have homeowner’s or renter’s insurance you may already be set — just check your policy to see if you are covered. We also recommend that you check on your unit regularly to see that your items are safe and sound. You are responsible for insuring and caring for your possessions. Wells County Lock-Up has no liability for any damages of any kind to your items caused by heat, cold, theft, vandalism, winds, storms, dust, rain, water, moisture, fire, explosions, rodents, insects, monster lizards, zombies, robots, organic or inorganic substances, or any event or cause whatsoever, whether natural or supernatural, real or imaginary.
